The Láng District development has been named Planned Commercial Project of the Year at the 2026 Real Estate Awards. The award was presented on 26 February at the Pesti Vigadó to Péter Zentai, Managing Director of the project’s developer, Southblaze Ltd.
The development in Budapest’s 13th District has attracted significant attention as one of the capital’s largest mixed-use real estate developments, with a scale that also stands out across Central and Eastern Europe.
“The award recognises the project’s complexity, innovative approach and long-term contribution to urban development,” the organisers said in their statement.
Real estate developer Péter Zentai envisioned an integrated urban district combining residential, office, hotel and community functions within a sustainable masterplan.
According to the statement, the approximately 350,000-square-metre development, valued at nearly EUR 2 billion, will create a self-sustaining urban ecosystem capable of attracting residents, businesses and international organisations alike.

Commenting on the award, Péter Zentai emphasised that the project’s ambition extends far beyond constructing buildings—it aims to create a new standard of urban living. In his view, “the real estate developments of the future must be economically sustainable, socially valuable and environmentally responsible at the same time.”
“By revitalising the former industrial site of Láng District, the project breathes new life into one of Budapest’s most significant brownfield regeneration areas while creating a modern, liveable and environmentally responsible urban environment,” the statement said.
The development places particular emphasis on expanding green spaces, implementing energy-efficient solutions and creating high-quality community spaces.
The project is being developed and constructed by the Bayer Group, while Southblaze has also successfully secured financing through Hungary’s largest construction industry bond issuance.
Earlier this year, in January, Zsanett Rózsahegyi, Project Director of Láng District, was also honoured with the Businesswoman of the Year award.
The Global Home of Aquatic Sports Is Moving to Budapest
One of the flagship elements of the development is the new headquarters of World Aquatics (formerly FINA), which will also be located within Láng District.
The nearly 20,000-square-metre complex will feature state-of-the-art training facilities, swimming pools, a fully enclosed diving tower, rehabilitation facilities, athlete accommodation and modern office space.
