A New Urban Quarter Is Taking Shape in Budapest’s 13th District — Investors Are Already Taking Notice

Budapest’s largest brownfield regeneration project is set to transform the 8.2-hectare site of the former Láng Machine Factory in the city’s 13th District. Developed in multiple phases through to 2031, Láng District will deliver 2,607 homes, approximately 70,000 square metres of premium office space, retail and hospitality amenities, and a two-hectare public park. The first phase is scheduled for completion in December 2028. We spoke with Zsanett Rózsahegyi, Project Director of Láng District, about launching a development of this scale in today’s market environment, the significant infrastructure commitments accompanying the project, and why the developer opted for HUF 100 billion in bond financing instead of a traditional project loan.
