Láng District has been named Planned Commercial Project of the Year at the 2026 Real Estate Awards. The mixed-use development, located on the site of the former Láng Machine Factory in Budapest’s 13th District, is being designed by the acclaimed architectural practices Paulinyi & Partners and DPI Design Ltd.
According to the developer, Bayer Construct, the nearly 350,000-square-metre project will become one of Budapest’s most significant mixed-use urban developments. The investment aims to create a vibrant urban environment that seamlessly integrates residential, office, retail and community functions within a sustainable urban planning concept.
According to the statement, the redevelopment of the former industrial site will breathe new life into Budapest’s first officially designated brownfield regeneration area—not only from an architectural perspective, but also in terms of urban structure and overall quality of life.
“Láng District is far more than a real estate development—it is about creating a new standard of urban living. We are building an environment where liveability, sustainability and long-term value creation go hand in hand,” said Péter Zentai, Managing Director of Southblaze Ltd.
One of the project’s defining features is that the new global headquarters of World Aquatics will also be located within Láng District. The nearly 20,000-square-metre complex will include training facilities, swimming pools, an indoor diving tower, rehabilitation units, athlete accommodation and office space, further strengthening Budapest’s international position as both a sporting and urban development hub.
Sustainability is one of the project’s core principles. The development incorporates extensive green spaces—including a two-hectare central park—while providing an attractive, people-centred environment through energy-efficient engineering solutions and thoughtfully designed public spaces.
According to Zsanett Rózsahegyi, Project Director of Láng District, “At Láng District, data-driven planning and innovative engineering solutions are not goals in themselves—they are tools to place people at the centre of urban development. This recognition reinforces our belief that the cities of the future must be shaped responsibly and with a clear long-term vision.”
The project is being developed by Southblaze Ltd., while Bayer Construct Plc. serves as the general contractor. Financing is supported by Hungary’s largest-ever construction industry bond issuance, representing a significant milestone for the country’s real estate market.
The architectural design of the development has been created by Paulinyi & Partners and DPI Design Ltd.
